Your South Orange Home Inspection Shouldn’t Feel Rushed
I take the time to look carefully, explain what I find in plain language, and help you understand what deserves attention now—and what can wait.
Based in Maplewood. Serving South Orange and Essex County.

A thoughtful inspection for a major decision
South Orange homes often have a mix of original details, thoughtful updates, and systems that deserve a careful look. Whether you’re buying, selling, or simply trying to understand a home better, I’ll help you sort out what I can see without making the process feel more complicated than it needs to be. I inspect the readily accessible systems and components, document what I see with photos, and deliver an easy-to-follow report.
What needs attention now
Clear findings that may affect safety, function, or your next steps.
What to plan for
Items that may need budgeting, monitoring, or a conversation with a qualified contractor.
What to ask before moving forward
Practical questions that help you make a more informed decision.
More than a report you read once
I’m Erik Rooney, a licensed New Jersey home inspector and former set electrician. I bring a practical, hands-on perspective to the homes I inspect—and I make time for a real conversation about the report after the inspection.
You should leave an inspection with a better understanding of the house, not a pile of unanswered questions. If something in the report is unclear, call me. I’ll walk through it with you.
FEATURED ON THE DREAM IS REAL
A practical conversation about home inspections
Hear Erik Rooney discuss practical home-inspection insights on The Dream Is Real podcast.
What a standard home inspection covers
I inspect the home’s readily accessible, visible systems and components at the time of the inspection. Your report explains what I observed, why it matters, and what may need attention.
Structure
Foundation, floors, walls, ceilings, roof structure, and accessible crawlspaces and attics.
Exterior
Exterior surfaces, doors, windows, decks, steps, railings, garage doors, site drainage, walkways, patios, and driveways.
Roofing
Roof covering, drainage, flashing, skylights, and visible chimney exterior—observed using a safe, practical method.
Plumbing
Visible supply and drain piping, fixtures and faucets, functional water flow and drainage, water heating, fuel lines, vents, and sump equipment.
Electrical
Service equipment, panels, grounding, visible wiring, overcurrent protection, representative lights, switches and receptacles, and GFCIs.
Heating & cooling
Installed heating and cooling equipment, visible accessible components, distribution type, energy source, and combustion venting.
Interior & appliances
Walls, ceilings, floors, stairs, railings, cabinets, representative doors and windows, plus the kitchen range, oven, dishwasher, and disposer.
Insulation & ventilation
Insulation visible in unfinished spaces, attic and crawlspace ventilation, and mechanical ventilation systems.
Fireplaces
Fireplaces and solid-fuel appliances, along with visible chimneys and combustion vents, when present.
Helpful to know: A standard inspection is visual and non-invasive. It is not a municipal code inspection or a prediction of future performance. Radon testing, WDI inspections, sewer scopes, mold sampling, pool/spa inspections, and oil-tank sweeps are separate services that can be added when appropriate.
A clear process from the first call to the report
I keep the inspection process straightforward, practical, and centered on the questions that matter to you.
1. Schedule
Choose a time online or call me directly. I’ll make the process clear before the inspection begins.
2. Inspect
I inspect carefully, explain what I find in plain language, and make time for your questions.
3. Understand your report
You receive a clear report with photos and can call me afterward to talk through the findings.
Services that fit the property
Every home is different. When it makes sense for the property, I can help coordinate the right additional testing so you have a fuller picture.
Questions South Orange buyers and sellers often ask
Do you inspect older homes in South Orange?
Yes. Many South Orange homes have a mix of original and updated systems. I’ll help you understand what I can observe during the inspection and where a specialist may be worthwhile.
Can I ask questions after I receive the report?
Absolutely. The report is meant to support your decision, not end the conversation. You can call me if you want to talk through a finding or a recommendation.
How do I schedule a home inspection?
Use the scheduling link above to choose a time, or call me directly. I’ll make the process straightforward from the first conversation through the report.
What does a home inspection include?
I inspect the readily accessible systems and components covered by the New Jersey standards of practice—such as the exterior, roof where safely observable, structure, plumbing, electrical, heating and cooling, interior, and insulation and ventilation. The report explains what I observed and what may need attention.
How long does a home inspection take?
It depends on the size, age, condition, and number of systems in the home. I don’t rush the inspection; I’ll give you a realistic time expectation when you schedule.
Should I attend the home inspection?
You’re welcome to attend. Many clients find it helpful to join me toward the end so I can point out the findings that matter most and answer questions in person.
Can a house fail a home inspection?
A home doesn’t pass or fail. The inspection gives you a clearer picture of its condition, including items that may need attention now, budgeting, or further evaluation.
Are radon, sewer scopes, or other testing included?
Those are separate services, not part of a standard home inspection. I can help you decide which add-ons make sense for the property and your plans.
Historic & older homes
Buying an older South Orange home?
Older South Orange homes often combine original details with decades of thoughtful—or sometimes incomplete—updates. A standard inspection should help you understand what is visible today, not treat age itself as a defect.
Original materials
Visible masonry, framing, windows, roof structure, and finish materials are considered in their actual condition.
Later updates
I look carefully at visible electrical, plumbing, heating, drainage, and renovation interfaces.
Clear next steps
Your report identifies what I observed, why it matters, and when a Licensed or Qualified specialist should evaluate further.

- We hired Erik to inspect a new roof, gutters, and James Hardie siding job. Eric was truly fantastic and amazing at attention to detail to every aspect of the inspection. He read the installation manuals from the material manufacturers and found for us major mistakes done by the contractor that we had not noticed at all. He was extremely thorough, professional, and detail-oriented throughout the entire inspection process.
The inspection report was well organized, easy to understand, and included clear pictures and explanations for every item needing attention. Most of the observations were relatively minor maintenance items, which gave us confidence in the condition of the apartment.
What really stood out was Erik’s willingness to spend additional time with me on the phone walking through the report in detail and patiently answering all my questions. His knowledge, professionalism, and customer service were excellent.

We are in the process of purchasing a 100+ year old home, and Erik’s inspection report is an irreplaceable tool in this process. The thoroughness of the inspection itself, as well as the thoughtfulness, knowledge and practicality of Erik’s assessment and recommendations are beyond compare.
I reached out to Erik and a few other inspectors, and we heard back from Erik first. This prompt communication has been constant throughout the entire process. Erik also offered the most competitive pricing on inspection services and answered all our questions most thoroughly, so we decided to go with Erik as our home inspector. We contracted to execute a home inspection, wood-destroying insect investigation, oil tank sweep, and a sewer inspection.
Scheduling was also so easy and quick – we scheduled on a Friday for Monday morning and then easily changed it when the buyer needed to move our appointment.
On the day of the inspection, Erik arrived early and spent *hours* going methodically, thoughtfully and strategically around the property. No stone was left unturned!
Once the report was received (incredibly quickly!), Erik walked through the report with my husband and myself, making sure we understood all the findings.
As a side note, a friend of ours who is in the business of renovating old homes viewed the report and was also blown away by the report and by the time, energy and effort that went into collect all the data required to write such a detailed, comprehensive and (most importantly) useful document.
All in all, we can’t recommend Rooney Home Inspections more highly. We are so grateful to Erik for being a reliable resource in what can be such an arduous and stressful process.read moreread lessL K4/29/2026×L K4/29/2026I can’t overstate the value and quality of Erik’s home inspection services.
