Home Inspections & Add-On Services Maplewood and Essex County
I inspect homes and small commercial properties throughout Maplewood, Essex County, and nearby northern New Jersey communities. Choose the service that fits the property and your goals. I will explain what is included, answer questions before scheduling, and provide a clear, photo-supported report.
Choose the right service for the property.
Residential Inspections
A general, visual inspection of readily accessible systems and components, with clear findings to help you understand the property.
Radon
Testing
Radon measurement can be added to a residential inspection or scheduled as a stand-alone service. I will explain the testing conditions and provide clear results.
Commercial
Inspections
Limited-scope commercial inspections are tailored to the building type, occupancy, and agreed scope. Call me to request a proposal.
Oil Tank Sweep
An ancillary magnetic screening sweep for indications of a buried ferrous tank. This service does not locate utilities, test a tank, evaluate contamination, or provide remediation or closure services.
Sewer Scope Inspections
A camera review of accessible portions of the sewer line to identify visible conditions such as obstructions, damage, or root intrusion. The scope and access are confirmed before inspection.
Wood Destroying Insect (WDI) Inspection
A WDI inspection documents visible evidence of wood-destroying insects and related conditions in accessible areas. I will explain the findings and any appropriate next step.
Mold Testing
Mold sampling is available when conditions warrant. Samples are collected and sent to a laboratory; results help guide next steps but do not identify all conditions in a building.
Pool
Inspection
A limited visual inspection of readily accessible pool components and safety features. It is not a code-compliance review or a complete evaluation of concealed conditions.
Spa
Inspection
A limited visual inspection of readily accessible spa components and safety features, documented as part of the agreed inspection scope.
What to Expect from Your Inspection
Whether you are buying, selling, or maintaining a home, Rooney Home Inspections provides clear, professional service from the first conversation through the final report. As a licensed New Jersey home inspector, I will walk through the property with you, explain what I find, and answer your questions. Every home inspection follows the New Jersey Standards of Practice.
After the walk-through, I will explain the property’s general condition and the systems and components I inspected. I will point out significant concerns, items that may need prompt attention, and maintenance observations worth monitoring. The findings will be documented in an easy-to-read Spectora report with photos, available online and as a PDF.
