Helpful to know: A standard inspection is visual and non-invasive. It is not a municipal code inspection or a prediction of future performance. Radon testing, WDI inspections, sewer scopes, mold sampling, pool/spa inspections, and oil-tank sweeps are separate services that can be added when appropriate.

Historic & older homes
Properties updated over many years can contain several generations of materials and systems, even when the finished rooms look recent.
I look for visible differences in electrical, plumbing, heating, roofing, and structural work and explain why those transitions may matter.
Accessible basements, attics, porches, garages, and altered layouts are reviewed for visible function, ventilation, moisture, and safety concerns.
Gutters, downspouts, grading, paved areas, foundation conditions, and water pathways deserve attention where neighboring properties are nearby.
