Basement areas are included when accessible. Attic access is limited to reaching installed HVAC equipment when safe. Crawlspace entry is normally excluded. The written agreement identifies the areas and limitations for your visit.
Your Home Maintenance Report organizes the information by system. Photos help you find the equipment, filter location, visible model information, and accessible shutoffs again after the visit.

The aim is a useful maintenance reference. The visit does not include functional testing, repairs, cleaning, diagnostic troubleshooting, or future replacement-cost estimates.

A maintenance visit does not certify that a home is defect-free or that equipment operates correctly. It includes no specialty testing or add-on services. An annual review can be useful, but there is no automatic renewal or subscription.
Home maintenance inspections start at $200.00. Your final quote depends on the home’s size, layout, equipment, and applicable travel charges.
Your fee follows my residential single-family pricing structure at a reduced service rate, with the same applicable travel charges. I’ll confirm the total for your home before you book.
Send the address, approximate above-grade and basement square footage, your heating and cooling types if known, and anything you especially want to understand. You don’t need to identify unfamiliar equipment yourself; clear photos or the equipment labels can help.
