What this service is—and what it is not

What I do

Within the agreed scope and when the system is operating, I observe accessible pool or spa surfaces, surrounding areas, visible equipment, circulation components, and readily visible safety-related features. I document what is present and how accessible components respond at the time.

Important limits

This is a visual, non-invasive inspection—not a code-compliance certification, leak detection service, engineering evaluation, or guarantee of watertightness or future performance. Underground piping, concealed bonding, and inaccessible components cannot be fully evaluated.

What I look at

Pools and spas are systems: the vessel, surrounding surfaces, circulation equipment, heating, electrical components, and barriers all need to be considered together.

Vessel and visible surfaces

Accessible interior finish, coping, tile, and visible cracking, deterioration, or staining.

Decking and drainage

Surrounding walking surfaces, visible settlement or damage, and accessible drainage conditions.

Pumps and filtration

Accessible pumps, filters, valves, piping, and visible leakage or operational concerns when equipment can be run.

Heating and controls

Installed heaters, controls, and readily accessible components observed within operating and weather limitations.

Electrical observations

Readily visible equipment, disconnects, wiring conditions, and bonding components where accessible—without dismantling or code certification.

Barriers and access

Visible gates, latches, fencing, covers, steps, rails, and other safety-related features included in the agreed scope.

When this service may be useful

It may be useful whenever a property includes a pool or spa, especially before purchase, after long periods of limited use, or when equipment age, visible deterioration, renovations, or seasonal shutdowns make the system harder to understand.

What you receive

You receive a photo-supported summary of visible conditions, what could and could not be operated, limitations caused by weather or seasonal closure, and recommendations for qualified pool, electrical, or other specialist evaluation when appropriate.

Questions about pool and spa inspections

Is a pool or spa inspection included in a standard home inspection?

No. Pools and spas are separate systems and require an additional agreed scope and fee.

Can you inspect a winterized or covered pool?

The inspection may be substantially limited. I document what is accessible and visible, but covered, drained, winterized, or disconnected components may not be testable.

Do you perform leak detection?

No. I report visible leakage or related signs when observed, but specialized leak detection is outside this inspection.

Is this a code or barrier certification?

No. I document readily visible barrier and safety-related conditions within scope, but the service is not a municipal code-compliance certification.

Can you test all underground piping?

No. Underground and concealed piping cannot be fully observed. Operation may reveal some concerns, but it cannot guarantee hidden piping condition.

What if equipment will not operate?

I document the limitation and recommend evaluation by a qualified pool or spa professional when the system cannot be operated or a concern is visible.
