Optional inspection service

Sewer Scope Inspections in New Jersey

A camera inspection of the accessible main sewer lateral can reveal conditions that are not visible during a standard home inspection and help you decide whether further evaluation is warranted.

What this service is—and what it is not

What I do

When a suitable access point is available, I run a camera through the accessible portion of the main sewer lateral, observe the interior, and document visible conditions that may affect flow or merit follow-up.

Important limits

A sewer scope is limited by access, line configuration, water, debris, and camera reach. It is not a guarantee of future performance, a municipal code inspection, or a substitute for excavation or specialized testing when the line cannot be fully viewed.

What I look at

The goal is to document visible conditions inside the accessible line and give you useful next-step guidance.

Accessible line interior

Visible pipe material, joints, transitions, and the general condition of the accessible lateral.

Roots and obstructions

Root intrusion, debris, buildup, or other visible conditions that may restrict flow.

Offsets and separations

Visible joint displacement, separation, or changes in alignment that may merit further evaluation.

Cracks and deterioration

Cracking, damage, corrosion, scaling, or deterioration visible to the camera.

Flow and standing water

Areas where water remains visible or flow appears restricted, documented without overstating what camera position alone can prove.

Access and limitations

Where the camera entered, how far it traveled when known, and any condition that limited the inspection.

When this service may be useful

It may be useful for older homes, properties with mature trees, a history of backups or slow drains, unknown sewer-line replacement history, or whenever the condition of the buried lateral matters to the purchase decision.

What you receive

You receive a clear summary of what was observed, available images or video findings, the limitations of the scope, and a practical recommendation when cleaning, repair, or evaluation by a qualified sewer professional is appropriate.

Questions about sewer scope inspections

Is a sewer scope part of a standard home inspection?

No. It is a separate add-on service because the buried sewer lateral is not visible during a standard inspection.

Do you need a cleanout?

A suitable, accessible entry point is needed. I confirm access at the property and explain if the line cannot be entered safely or without alteration.

Can the camera inspect the entire line?

Not always. Bends, debris, water, access location, branch lines, damage, or camera reach can limit how much of the lateral is visible.

Does a sewer scope guarantee the line will not fail?

No. It documents visible conditions at the time of the inspection; it cannot predict every future blockage, movement, or failure.

What happens if you see a concern?

The report explains what was visible and when cleaning, repair, or further evaluation by a qualified sewer professional is reasonable.

Can I add it when I schedule the home inspection?

Yes. Tell me you want a sewer scope when scheduling so I can confirm timing, access expectations, and the separate fee.

Ready to discuss the property?

Tell me what you are buying and what concerns you. I’ll explain whether this add-on fits the property and how it works with the standard inspection.
