The First 30 Days After Closing: A Practical Homeowner Tool Kit
The first month in a new house has a way of introducing itself. A filter needs replacing. A downspout lands too close to the foundation. A basement feels a little damp after a hard rain. None of this means you bought the wrong house; it means you now own a house.
The goal is not to turn into a contractor overnight. It is to have a few sensible tools, know what they are for, and recognize when a condition calls for the appropriate licensed contractor instead.
I put together a practical homeowner tools and supplies list for that purpose. Here is how I would use it during the first 30 days after closing.

Start with the report—not a shopping cart
Your inspection report is the better starting point. It separates conditions that need attention now from routine maintenance and future planning. A water alarm will not repair an active leak. A GFCI tester will not correct a wiring problem. A dehumidifier will not solve water entry at the foundation.
Use the resource list to support ordinary monitoring and maintenance. When the report recommends evaluation or repair, follow that recommendation first.
Week one: learn the house
Locate the main water shutoff, electrical panel, fuel shutoff where applicable, HVAC equipment, water heater, sump pump, and smoke/CO alarms. Take a few photographs and label them in your phone. The point is not to memorize the mechanical room; it is to avoid hunting for a shutoff while water is dripping somewhere it should not be.
Keep a reliable flashlight, tape measure, screwdriver set, adjustable wrench, utility knife, and a basic drill/driver in one known place. Those are the tools that solve the small, ordinary problems: hanging a curtain rod, measuring a filter, tightening a loose cabinet pull, or opening the package that contains the thing you actually needed.
Week two: protect against the predictable water problems
Water is patient. It finds the small weak spot and waits for a busy Tuesday. Put inexpensive water alarms near the water heater, under vulnerable sinks, near laundry equipment, and by a sump pit where appropriate. The EPA notes that leak-detection and flow-monitoring devices can alert homeowners to unexpected dampness or unusual water use; they are monitoring tools, not repairs.
If the house relies on a sump pump, make sure you understand where the discharge goes and whether the system has a backup plan. A battery-backup sump system can be worthwhile in homes where a power outage and a wet basement tend to arrive together. The full assembly, discharge routing, check valve, battery, and routine maintenance matter as much as the pump itself.
Outside, look at the downspouts during the next rain. Extensions and splash blocks are simple pieces of drainage management, but they should move water away from the foundation without creating a trip hazard or sending it toward a neighbor.
Recommended tools, filters, water protection, and safety items
Week three: get the HVAC routine right
Before ordering filters, measure the existing filter and write down the exact nominal size printed on its frame. Many homes use 16 × 25 × 1 or 20 × 25 × 1 filters, but “common” is not the same thing as “right for your system.” MERV 8 is often a practical residential choice, provided the equipment manufacturer permits it.
ENERGY STAR recommends checking filters monthly during heavy-use seasons and replacing them as needed—at least every three months. A loaded filter can reduce airflow and make the system work harder. That is one maintenance job that takes very little time and tends to pay for itself in fewer headaches.
For basement humidity, start by looking at the source: exterior drainage, plumbing leaks, uninsulated cold surfaces, or incomplete ventilation. A dehumidifier with an internal pump can be helpful when there is no convenient gravity drain. Where a compatible unit lacks an internal pump, a separate condensate pump may be the right support equipment.
Week four: add the safety layers
Use a GFCI receptacle tester for a periodic basic check of accessible receptacles, especially in bathrooms, kitchens, garages, laundry areas, and exterior locations. It is a screening tool, not a license to open a panel or work on wiring. If a receptacle does not operate correctly, trips repeatedly, feels loose, or shows heat damage, call a licensed electrician.
Confirm that smoke and carbon monoxide alarms are present where needed, within their listed service life, and tested according to their manufacturer instructions. Keep a suitable fire extinguisher accessible, but do not treat it as a reason to fight a fire that should mean leaving the house and calling 911.
For households with young children, use layers of protection: outlet covers for unused intact receptacles, cabinet locks where they make sense, appropriate gates, and furniture anchors. The U.S. Consumer Product Safety Commission continues to recommend anchoring furniture such as dressers and bookcases to the wall to reduce tip-over risk.
What not to buy yet
Do not buy a replacement sump pump, smart shutoff valve, high-MERV filter, or dehumidifier just because it is on someone’s list. Confirm compatibility first. A product that does not fit the system can waste money or create a new problem.
And do not let a new homeowner tool kit blur the line between maintenance and repair. Electrical changes, plumbing-pipe modifications, gas work, roof work, and repairs involving active moisture problems deserve the appropriate licensed or qualified professional.
A useful home does not need a giant workshop
A good starter kit is less about owning every tool and more about having the right few tools for ordinary maintenance, early warning, and informed conversations with contractors. Start with the conditions in your report, add tools as the house teaches you what it needs, and keep the receipts somewhere you will actually find them later.
